No obligation. We call first to set up a time; nobody shows up at the address unannounced.

In short: after a leak in Miami Beach, the job is to get water out and the structure dry within 24 to 48 hours, before mold starts. A one-room clean-water leak typically costs about $1,500–$3,500 to dry, and two or three rooms $3,500–$8,000, as estimates. Call the same day; every hour of waiting adds to both numbers.

Where the water comes from on the beach

Single-family homes flood from storms and roofs. Condo units mostly flood from each other. Across the island we see the same handful of causes again and again:

  • The unit above. A failed supply line, a washing machine hose or an overflowing tub upstairs, arriving through your ceiling and down the inside of a wall.
  • The AC closet. A clogged condensate line or a rusted drain pan spills quietly into the closet floor and the wall behind it, sometimes for weeks.
  • Windows and sliders. Wind-driven rain gets past old seals and weep holes on ocean-facing walls and soaks the drywall return below the sill.
  • Shared stacks. Older buildings run plumbing risers through every unit; a slow leak at one floor shows up as a stain two floors down.
  • Storms and king tides. Ground-floor units, garages and storefronts in the low parts of the island take water from outside.

Slow leaks do the most hidden damage because nobody calls about them.

What we do on the first visit

  1. Stop the source or confirm the building has, and photograph where the water came from.
  2. Map the moisture with meters across floors, walls and ceilings, past the visible stain, so we know where the water went rather than guessing.
  3. Extract standing water from tile, carpet and pad.
  4. Remove what cannot be dried: soaked insulation, swollen cabinet bases, carpet pad, and drywall touched by dirty water.
  5. Set drying equipment, air movers and dehumidifiers sized to the room, and, where the walls can be saved, cavity drying behind the baseboard.

Clean, gray and black water

Restorers sort water into three categories, and the category decides how much can be saved. Clean water from a supply line is the easiest: most materials can be dried in place. Gray water, from a washing machine or a dishwasher, needs antimicrobial treatment, and the carpet and pad usually have to be replaced. Black water, meaning sewage or outside floodwater, means porous materials come out whatever they look like, under containment, with crews in full protective gear.

Water damage prices

Estimates from published South Florida restoration pricing for 2026. Reviewed October 8, 2026.
JobEstimateNotes
Small leak, one room$1,500–$3,500Clean water, caught early
Two to three rooms$3,500–$8,000Often a unit-above leak
Significant structural drying$8,000–$15,000Walls, subfloor, several days of equipment
Sewage backup (black water)$7,000–$20,000+Removal of porous materials required
Per square foot, clean water$3–$4Extraction, drying, dehumidification
Per square foot, gray water$4–$6.50Adds antimicrobial treatment

The per-square-foot rates are for larger wet areas. A single room carries a minimum charge for setting up fans and dehumidifiers and checking moisture over several days, which is why it costs more than its square footage alone would suggest.

These are estimates, not quotes. Drying cost depends mostly on how long the water sat and what it soaked; rebuilding drywall, cabinets and flooring afterwards is a separate line. See the full cost guide.

When a leak has already turned into mold

If the leak is a few weeks old, or nobody noticed it, drying alone is no longer the answer. Growth on drywall and baseboards needs removal under containment, and the drying happens alongside it. That is the core of what we do; the mold removal page explains how those jobs run, and an independent assessment can set the scope if the damage is hidden.

Water damage questions

How fast does mold start after a leak?

The EPA advises drying wet materials within 24 to 48 hours to prevent growth. In a Miami Beach summer, with warm humid air, drywall and carpet pad that stay wet past that window very often start to grow.

The leak came from the unit above. Who pays?

It depends on your condo documents, the association's master policy and your own HO-6 policy, and on where the water came from. We do not decide that, but we document the source, the path and the readings so the people who do have what they need.

Can you dry the walls without tearing them out?

Often, yes, if we get there early and the water was clean. Drilling small holes behind the baseboard and blowing dry air into the cavity can save the drywall. Wet insulation, swollen particleboard and anything touched by sewage come out.

Do you run the fans and leave?

No. We come back to take readings, move equipment and decide when each area is dry. Equipment comes out when the numbers say so, not on a fixed day count.
