Mold remediation services
Every job starts with finding where the water is coming from. Cleaning what you can see without fixing that is why mold keeps coming back.
- 01
Mold removal and remediation
Full containment, removal of affected drywall and materials, HEPA vacuuming and antimicrobial cleaning, from one closet to a whole unit.
- 02
Black mold removal
Dark growth on drywall or wood that has stayed wet gets handled under negative air pressure so spores stay out of the rest of the home.
- 03
AC closet and ductwork mold
Air handlers, drain pans and supply vents are the most common source in Miami Beach condos. We clean the system and the closet around it.
- 04
Bathroom and kitchen mold
Growth behind tile, under sinks and inside cabinets, usually from a slow plumbing leak or a shower pan that has failed.
- 05
Water damage drying
After a leak from the unit above, a storm or an AC overflow, we extract water and dry the structure before mold has a chance to start.
- 06
Mold inspection and testing
Need lab results first? We arrange air and surface sampling through an independent licensed assessor, then work from their protocol.
Signs it is time to call
One of these is worth a look. Two or more usually means there is moisture somewhere you cannot see yet.
Book a free estimate- A musty smell that comes back after cleaning
- Dark spotting on ceilings, baseboards or around AC vents
- A leak, flood or AC overflow in the past few weeks
- Bubbling paint, soft drywall or warped baseboards
- A unit that sat closed up with the AC off for a season
- Mold flagged on a home or condo inspection report
How a remediation job runs
- STEP 01
Estimate and moisture check
We look at the growth, meter the walls for moisture and give you a written scope and price.
- STEP 02
Containment
Plastic barriers and negative air machines isolate the work area from the rest of the property.
- STEP 03
Removal
Materials that cannot be saved are cut out, bagged and taken off site. The rest is cleaned in place.
- STEP 04
HEPA clean and dry
Surfaces are HEPA vacuumed and treated, and the structure is dried back to normal readings.
- STEP 05
Clearance and report
An independent assessor can verify the result. You get a completion report with photos and readings.
What mold removal costs on the beach
Most remediation in South Florida is priced by the square foot of affected material, not by the size of the home. A closet and a whole unit are different jobs, so your written price comes after we have measured.
Full cost breakdown- Small, isolated area$500–$1,500
- One room, moderate growth$1,500–$6,000
- Several rooms$6,000–$15,000
- AC closet, air handler and ducts$3,000–$10,000
- Independent assessment (separate firm)$450–$900
These prices are estimates from South Florida market data, not a quote. Access, materials and building rules move the number.
Why mold is stubborn on a barrier island
Miami Beach sits between the ocean and the bay, so the air outside is humid and salty almost all year. Indoors, air conditioning runs nonstop, and every drain line, air handler and window seal is a place for condensation to collect.
Add older concrete buildings, shared plumbing stacks and seasonal units that stay shut for months, and a small leak can turn into growth behind a wall before anyone notices. We work across the island and the neighboring beach towns.

A local crew that does one thing
Miami Beach Mold Removal is a remediation company, not a general contractor with a mold page. We work in high-rises, walk-ups and single-family homes across the island, and we know how its buildings are put together and where they leak.
You deal with the same people from the estimate to the final walkthrough, and you get a plain-language report at the end that says what we found, what we removed and what the readings were.
The company has been owner-run since 2010, and the owner still comes out to see each job in person before pricing it. The figure on your written estimate is the figure on your bill. If you spend the summer away, you get photos and progress updates by phone or WhatsApp while the work goes on, and we speak Spanish as well as English.

Mold removal questions
How much does mold removal cost in Miami Beach?
It depends on how much material is affected, what it is growing on and how hard the area is to reach. A patch in one AC closet and a whole-unit remediation are very different jobs, so we look at it in person for free and give you a fixed written price before any work starts. As a rough guide, South Florida jobs run $10–$25 per square foot of affected area. See the cost guide.
Do you need a license to remove mold in Florida?
Yes. Florida licenses mold remediators through the Department of Business and Professional Regulation, and paid remediation of more than 10 square feet of mold has to be done by a licensed remediator. Our license number is MRSR 1529.
Can you do the mold testing and the removal?
Florida does not allow a licensed remediator to assess a property it remediated in the past 12 months, or the other way round, which protects you from a conflict of interest. If you need lab testing or a clearance test, we coordinate it with an independent licensed mold assessor. How testing works.
Will my condo association accept your paperwork?
We send a certificate of insurance to your building before we arrive, follow its work-hour and elevator rules, and finish with a completion report that includes photos and moisture readings. That is what most associations and insurers ask for.
Do I have to move out during remediation?
Usually not. Most jobs are sealed off inside one room or closet and you can stay in the rest of the home. If the affected area is large or includes the AC system, we will tell you at the estimate.
Will the mold come back?
Not if the moisture source is fixed. That is why the first thing we do is find it, and why the report tells you exactly what needs repair, whether that is a drain line, a window seal or a neighbor's plumbing.
